Finding that perfect rental is a combination of finding a home that you want to live in, and one you can afford.
TYPICAL RENTAL REQUIREMENTS INCLUDE:
- Proof of Gross Income (before taxes) totaling 3 times the monthly rent.
Example: $1500 rent x 3 months = $4500
This would be the amount of income (before taxes) that you would need to show on your income documents (Pay Stubs, W-2 Forms, etc.)
- Credit Requirements – Credit Score requirements can vary from property to property, credit scores below 600 can be challenging, and might require additional deposit; but we are here to assist you in finding that right home for your needs. Previous evictions, or collections involving past-due rent, or broken leases are usually deal killers. But ask us anyways, we deal with many property owners and investors, and if there is a way to get you into a home we’ll do it!
- Up-Front Money – Most rental properties require 1st, Last and 1 month Security Deposit upfront before you can move in. A really strong credit score 700+ can sometimes work to negotiate on the “3 months up front” requirement. Again, each property/property owner is different, and we’ll do our best to find you a deal that works for YOU!
- Background Check – We will have to run a background check. Felony convictions, and anything related to violence, domestic abuse, drug activity, and evictions are usually deal killers.
